1. Connect with a HNR Trusted Advisor: At the first meeting, your HNR Trusted Advisorwill help you put together a comprehensive strategy to guide you through the home buying process. You will discuss your home criteria, including neighborhoods, pricing, and timeline, to guide your search.
2. Get Pre-Approved for your Home Mortgage: A critical first step beforeyour search begins is to get pre-approved for a mortgage loan. Your HNR Trusted Advisor willconnect you to our preferred Mortgage Partner, Prosperity. Based on your income and credit history, your lender will determine how much you’reable to borrow, which will help you determine the price range for your search.
3. Visit Properties: Your HNR Trusted Advisor will identify the properties that align with your needsand create a showing packetforthe homes you will visit together.
4. Submit an Offer:Once you find “the one,” yourHNRTrusted Advisor will assist you with submitting an offer; anagreement to pay a certain price for the home. If your offer is lower than the list price, the seller willlikely return with a counter-offer price, which you can choose to accept, reject, or make another offer. Your advisor will provide advice and negotiation tactics to ultimately reach an agreement with the seller on price and terms.
5. Conduct Home Inspections: Although terms may vary, you will have a limited timeframe per your agreement to perform inspections and survey the property. Then, your HNR Trusted Advisor will help you address any items of concern.
6. Final Walk-Through and Closing: A final walk-through of the property is performed just prior to closing. The walk-through confirms that no damage has been done to the home since the time of the inspection, that the major systems and appliances are in working order, and any inspection items have been addressed.
7. Congratulations! Once all the conditions of the contract have been satisfied, the closing is held. The closing documents are signed, payment is exchanged, and you will receive the keys to your new home!
