People who perform the duties of a real estate sales associate or associate broker and are paid a fee for listing, selling, leasing, or managing real property must be licensed in Georgia. Licenses are not required for persons employed by brokers, builders, landlords, leasing services, or others who perform only administrative duties. Licenses are also required for those who appraise real property, sell time-shares, or manage community associations for a real estate broker. The information below applies to the real estate salesperson or broker license.


Q. How do I obtain a Georgia real estate salesperson license?

  • Salesperson candidates complete a 75-hour pre-license course
  • Pass the state exam


Q. How do I obtain a Georgia Associate Broker’s license?

  • Broker candidates complete the 60-hour pre license course
  • Must be licensed salesperson for at least 3 years
  • Pass the state Broker exam


Q. Where are required courses offered?

  • Licensed schools offer in-class courses and online independent study courses
  • Harry Norman REALTORS® School of Real Estate offers a scholarship for in-class study
  • Harry Norman REALTORS® offers a $50 discount for salespersons’ resident in-class course at the Georgia Institute of Real Estate

  • After the first year, 36 hours of continuing education credits must be earned every four years
  • Licenses renew every four years, on the last day of the licensees’ birth month
